Trying to decide where to live around Raleigh, NC? Your budget can look very different depending on which Triangle town you choose. From affordable growing communities like Zebulon and Wendell to popular suburbs like Cary and Apex, there are plenty of options to explore.

In our latest YouTube video, we break down Raleigh-area towns by budget, from homes around $400K and under to communities in the $600K+ range. Here’s a quick look at the towns we covered and what each one has to offer.

Tier 1: Around $400K and Under

Wendell

With a median price around $396K, Wendell offers newer homes, popular amenity-filled communities like Wendell Falls, and convenient access toward North Raleigh via Highway 64. It’s an area to explore if you want newer construction and community amenities while keeping your budget around $400K.

Zebulon

Zebulon is one of the most affordable towns featured in the video, with a median price in the $350K range and some townhomes potentially available below $300K. Buyers can also find larger lots here, making it worth considering if space and affordability are priorities.

Knightdale

With a median price around $385K, Knightdale gives you quick access to Raleigh along with a good mix of resale homes and new construction. You’ll also find established shopping, restaurants, and outdoor spaces like Knightdale Station Park.

Clayton

Clayton offers plenty of newer housing while still maintaining some of its more rural and historic character. Its commercial scene is also growing, giving residents more shopping, dining, and everyday conveniences without always needing to drive into Raleigh.

Tier 2: $400K–$500K

Garner

Garner is especially convenient for buyers who want to stay close to Downtown Raleigh. You’ll find established neighborhoods, new construction, parks, and a growing commercial scene, making it a well-rounded option just outside the city.

Rolesville

Located beside Wake Forest, Rolesville gives buyers access to northern Wake County at a more affordable average price than neighboring Wake Forest. It has a growing downtown and commercial scene while keeping you close to Wake Forest’s shopping, parks, and amenities.

Raleigh

With a median price around $450K, Raleigh offers one of the widest ranges of housing options featured in the video. Depending on the neighborhood, you can find townhomes, new construction, older homes, larger lots, established trees, restaurants, parks, entertainment, and plenty of everyday conveniences.

Fuquay-Varina

Fuquay-Varina combines continued residential growth with plenty of small-town personality. Its two historic downtown districts, newer communities, parks, and proximity to Holly Springs and Apex make it an interesting option for buyers who like southern Wake County.

Morrisville

Morrisville is especially convenient for buyers who want easy access to RDU Airport and Research Triangle Park. Townhomes make up a large portion of the local housing market discussed in the video, while single-family homes tend to come at a higher price point.

Tier 3: $500K–$600K

Wake Forest

Wake Forest combines established neighborhoods and new construction with plenty of shopping, greenways, parks, and outdoor recreation. Access to Falls Lake and the Neuse River also makes it appealing for buyers who want nature nearby while still having everyday amenities close to home.

Holly Springs

Holly Springs is known for neighborhoods with impressive amenities, along with well-maintained parks and plenty of youth recreation opportunities. It also keeps you close to Apex and Cary, giving residents convenient access to even more shopping and entertainment.

Tier 4: $600K+

Cary

With a median price around $610K, Cary offers an impressive combination of location, parks, shopping, restaurants, entertainment, and 100+ miles of greenways. Its central Triangle location also puts residents within convenient reach of Raleigh, Durham, RTP, and RDU Airport.

Apex

Apex offers many of the same advantages as Cary but with a somewhat newer feel in many areas. Between continued new construction, commercial growth, parks, greenways, and its historic downtown, Apex continues to attract buyers looking in this part of the Triangle.
